Maintenance Manager

Carinya Christian School is now receiving applications for a Maintenance Manager to commence at Carinya Gunnedah in January 2022.

  • The objectives of the Maintenance Manager position are to:

    • Lead a small team of maintenance staff to maintain the school’s building, grounds, gardens and equipment to a standard that ensures a safe environment for the school community
    • Further improve the school facilities by planning and completing minor capital projects and contributing toward the planning and completion of major capital projects
    • Ensure the security of facilities
    • Present the buildings, grounds and gardens of the school in a neat, tidy and attractive manner
    • Support quality education through the provision of quality facilities

  • Essential Knowledge, Skills and Experience
    To fulfil the responsibilities of this role, the Maintenance Manager is expected to have:
    • Education or experience in either construction or building maintenance;
    • Experience in the planning and completion of minor projects;
    • Basic knowledge of building regulations and WHS regulations;
    • Ability to read and interpret plans;
    • Developed oral and written communication skills including the ability to communicate with trade and design professionals;
    • Ability to work as an individual but also partner effectively as part of a team;
    • Current drivers licence.

    Desirable Skills and Experience
    • Experience working in the independent education sector;
    • Experience in the leadership and management of other staff;
    • Trade qualification.

    To ensure compliance with Commonwealth and State Regulations, it is a requirement that all applicants are able to provide a current Working With Children Check and COVID-19 Vaccination Certificate.

  • Reporting to the Facilities and Projects Manager, the successful applicant will be required to fulfill the following responsibilities:

    Maintenance and Grounds
    The Maintenance Manager is focused upon the ongoing maintenance of the Carinya Gunnedah school, including:
    • Maintenance of the school’s physical facilities to support their longevity and usage.
    • Arranging and supervising skilled trades persons to service and maintain facilities as required.
    • Ensuring that facilities and grounds provide a safe environment where risks are identified and solutions implemented to remove and mitigate these in consultation with the School’s Work Health Safety Committee.
    • Maintenance and enhancement of the schools grounds and surrounds in a way that complements the environment and presents a tidy and professional appearance.
    • The implementation and development of the school’s maintenance plan, including but not limited to pest inspections and treatments, air conditioning servicing and fire services.

    Minor Capital Projects
    Working with the Property and Facilities Manager, and drawing upon the requirements of the Carinya Gunnedah community, identify and plan minor capital projects to repair, replace, improve and enhance the existing facilities.
    • Contributing toward budget estimates for minor capital works
    • Plan for the minor work to be completed including the arrangement of contractors and materials as required
    • Manage and complete the minor project work
    • Ensure the school environment remains safe and secure at all times throughout the completion of the minor project works

    Compliance
    The Maintenance Manager is responsible for ensuring that the schools facilities comply with relevant council and government requirements where annual certification and testing is required. This includes but is not limited to:
    • Fire Safety Certification
    • Fume Hoods and Extraction systems
    • Safety systems including Roof Anchor points
    • Thermostatic Mixing valves testing and certification
    • Electrical Testing and Tagging
    • Roof Access Safety Systems

    Cleaning
    The Maintenance Manager is responsible for the coordination, supervision and scheduling of cleaning of the Gunnedah school buildings and grounds. This includes providing direction and leadership to cleaning staff as well as liaising with contractors when necessary.

    Waste Collection
    Organising for waste collection from council and private providers including:
    • Arranging for the placement and collection of bins around the school
    • Organising for contracted rubbish collection as required
    • Scheduling daily rubbish pick ups around the school by maintenance and cleaning staff

    Building Security
    Ensuring appropriate security policies are developed and implemented at the Gunnedah School including:
    • Arranging for the installation of locks and alarms to ensure appropriate restriction of entry to the property of unauthorised persons.
    • Overseeing security service providers for periodic surveillance and alarm monitoring.
    • Coordinating the daily locking and unlocking of doors, gates and locker areas as required.
    • Overseeing the maintenance of key register and issue of keys to allow appropriate access to facilities of authorised staff.

    Financial Responsibilities
    In conjunction with the Facilities and Projects Manager and the Business Manager:
    • Prepare annual Cleaning, Maintenance, Grounds, and Security Budgets.
    • Overseeing these budgets throughout the school’s financial year.
    • Maintain responsibility for ordering of goods and services associated with and identified within these budgets.

    Staffing
    • Arrange and chair regular meetings for maintenance staff at the Gunnedah school, with input from the Facilities and Projects Manager, to ensure that all staff understand current requirements and priorities
    • In conjunction with HR Support and the Facilities and Projects Manager, conduct annual reviews for the performance of all Gunnedah maintenance and cleaning staff.
    • Managing leave requests from maintenance and cleaning staff.
    • Advocating for the adequate resourcing of the maintenance and cleaning functions to ensure sufficient staff are available to complete the objectives of property maintenance.

    Other Duties
    • Overseeing the distribution of goods received to appropriate stores.
    • Ensuring school buses are regularly maintained and cleaned by maintenance staff.
    • Liaise with local council, water board, electricity providers and other regulatory bodies so far as they interact with the school in the area of property or maintenance or services supply.
    • Supporting teaching staff in their delivery of the curriculum by the timely and efficient management of facilities for special events and day to day purposes.

    Involvement in the Life of the School
    • Attendance at appropriate staff meetings.
    • Involvement in school events.

Benefits

Support Staff at Carinya are employed under the Independent Schools NSW (Support and Operational Staff) Multi-Enterprise Agreement. Depending upon the applicant's prior experience, the position will be classified as a Level 3.1 Clerical and Administrative staff. The position will be either part-time or full-time depending upon the applicants requirements.
